Property Appraisal – Why it is Important

A professional property appraisal should be completed on every home you buy or sell. If you bought buy a property 20 years ago for $100,000 and sold it for $300,000, it sure sounds like you did well for yourself. But what if the property was actually worth $500,000? With that new information it does not sound ray white quakers hill like you actually did all that great now. Such disastrous sales are often the result when people place property on the market without performing a proper property appraisal.

As shocking as it sounds the truth of the matter is that there are many people out there who will sell a property without having an appraisal performed. This is a very unwise and self defeating venture yet people prefer to take the quick money associated with a rapid sale. But to do so is to completely ray white quakers hill undermine a real estate investment venture. If you are going to purchase a home for real estate investing purposes you positively must go about things the right way and not take shortcuts or undertake foolish business decisions. If you short yourself out of a hundred thousand dollars you will never have the chance to get that lost money back. It is gone forever and so are all the benefits that come with it. This is why it is so very critical to sell a house for its actual value and not at an undervalued price.

The way an appraisal works is that for a fee an appraiser will assess the value of your home in relation to the value of other homes in the area. This is an important point because understanding the value of other homes in the area can lead to a better understanding of what your home is worth. For example, if your home has a garage and a large lot, it will definitely be worth more than a home without either of these. These are the types of items which are taken into consideration during an appraisal.

But, if the value of the home is below expectation the appraiser can provide information as to why the value of the home is less than other comparable homes. For example, if the home’s roof is in disrepair then the appraiser can point this out. Obviously, repairing the roof would be a great step forward for increasing the equity of the home.

There will be those who will opt not to higher an appraiser due to the fact that the appraiser will charge a fee (It is a good thing they charge a fee or else no one would be performing this service!). Yes, it is understandable to wish to eliminate unnecessary expenses but an appraisal is not an unnecessary expense! Additionally, the purpose of the appraisal is to ascertain the true value of the home. This will provide additional income on the sale which will more than pay for the cost of the appraisal.
